Seven steps, in order. The prep steps are where the money and the lifespan are, which is why they are the ones described in detail.

Walk the house and put the scope in writing
We measure the elevations, note every section of soft or rotted wood, and price the repairs separately from the paint. You see what is being replaced, what is being caulked, and what is only being coated, before anything is scheduled.

Pressure wash and let it dry
The full exterior gets washed to strip chalking, dirt, and mildew. Then it sits. Coating a substrate that has not dried through is the most common cause of the peeling homeowners blame on cheap paint.

Replace rotted fascia, soffit, and trim
Soft wood comes out and new material goes in. This is the step most painting companies subcontract or skip, and it is the one that decides whether the finish lasts.

Scrape, sand, and caulk every joint
Failing paint gets scraped back to a sound edge and feathered. Every trim joint, window perimeter, and penetration gets caulked, because that is where water gets behind the finish.

Spot prime bare and repaired surfaces
New wood, bare spots, and any stain-prone area get primed before the finish coats. Primer on raw wood is not optional in North Texas sun.

Apply two full finish coats
Body, trim, fascia, soffits, and doors get two coats, not one heavy pass. Two coats is what the manufacturer specifies and what the coverage depends on.

What Decides the Price of an Exterior Repaint
Every exterior is priced from a walkthrough, because square footage on its own does not tell you what a house needs. These are the five things we are measuring.
- How much of the house is actually paintable
- A brick house with trim only is a fraction of a full-siding house of the same square footage. This is the single biggest driver and it is why square footage alone does not price a repaint.
- Story count and access
- Second-story work, steep roof pitches, and anything needing scaffold or a lift takes longer and costs more than the same area at ground level.
- How much wood has to be replaced
- Rot repair is materials plus carpentry, and it is priced separately so you can see it. A house with sound trim and a house needing forty feet of fascia are different jobs.
- Substrate and current condition
- Bare or heavily failing paint needs more prep than a sound surface. Chalked hardboard takes an extra step that vinyl or fiber cement does not.
- Colour change versus refresh
- Going dramatically lighter or darker than the existing colour can mean an extra coat for full coverage.

Exterior Painting Questions
How long does an exterior repaint take?
Most single-family exteriors run three to five working days from wash to final walkthrough. Wash and dry time takes the first day, prep and carpentry usually take one to two days depending on how much wood needs replacing, and the finish coats take the rest. Rain pushes the schedule, because we will not coat a wet substrate.
How much does it cost to paint the exterior of a house in Fort Worth?
Price comes from five things: how much of the house is paintable versus brick, the story count and access, how much rotted wood has to be replaced, the substrate and its current condition, and whether you are changing colour or refreshing the existing one. We measure all five at the walkthrough and put the number in writing before anything is scheduled. Estimates are free.
How often should a house be repainted in North Texas?
Five to ten years for most exteriors here, and the spread is that wide because sun exposure decides it. South and west elevations fail years before north-facing walls. A useful check is the caulk: when trim joints have opened up and the caulk has gone hard and cracked, the paint is not far behind.
Do you pressure wash before painting?
Always, and then we let it dry. Washing strips the chalk, dirt, and mildew that stop paint from bonding. Skipping the dry time is what causes the peeling that gets blamed on cheap paint.
What happens if you find rotted wood?
We replace it. Rotted fascia, soffit, and trim get cut out and new material goes in before any primer or paint. Do you paint brick?
Yes, including limewashing and breathable mineral stain. It is a different job from a standard repaint, with different products, different prep, and different cure times, so we scope it separately. Call and we will walk you through the options for your brick.
Will you match my HOA approved colour list?
Yes. Bring us the approved palette and we will work from it, and we can put the specific colour and sheen on the written estimate so you have something to submit for approval.
Do I need to be home during the job?
No. Most of an exterior repaint happens without anyone inside. We do want you there for the initial walkthrough and the final one, because those are the two conversations that decide whether the job is right.
How soon can you start?
